1.Interpretations and Definitions

Visitor a physical person who uses the platform / website www.checkatenant.co.uk, who does not have an Account or is not connected to it.

Property Owner User (Agency or Individual) operating in the housing market (property rentals), either owning properties or authorized by property owners to represent them, and having an account on the platform or being connected to it, publishes and engages in activities with Tenant Users through the website's features.

Tenant User, any individual, at least 18 years old, with full legal capacity (including authorized individuals), and/or a legal entity, institution, organization, etc., who uses a residence, office, space, land, etc., under a lease agreement, holds an Account on the platform or is connected to it, and engages in activities with Property Owner Users (Agencies or Individuals) through the use of the Website's features.

Add Location - a rental proposal or offering of a residence, office, space, land, etc., made by the Property Owner User, or an invitation to participate in the rental process conducted by a Property Owner User and published on the platform.

Category - a thematic category (e.g., housing, office, space, land, etc.) in which the Announcement is classified. A category may be further divided into subcategories related to the theme.

Consumer - a User, an individual, who engages in activities on the Website that are not directly related to their line of business or professional activity.

Account - a set of data associated with a specific User, which includes information regarding their activity on the Website, including information provided by the User on the Website.

Limit - the number of Free Announcements related to the selected Categories that the User can publish on the Website at a given time. The limits set for each Category can be used independently.

Product / Location - e.g., housing, office, space, land, etc., which are the subject of an Announcement. In the "Add Location" category, the product subject of the Announcement consists of the description and requirements related to the product that is the subject of the Announcement.

Regulation - this Regulation and its annexes that establish the rules for using the Website. The current version of the Regulation is available on the Website at any time, in a form that allows for downloading, saving to the device's hard drive, or printing.

Registration - the process of creating an Account by a User after providing their user data, accepting the terms, and activating the Account.

Website (Service) or Page www.checkatenant.co.uk an online platform operated by Checkatenant Limited, available under the domain www.checkatenant.co.uk and the mobile application www.checkatenant.co.uk

Invitation - any agreement concluded between Users or a User and a Visitor regarding a specific Product.

Rental Score Report - the process of verifying a Tenant User by a Property Owner User (Agency or Individual) through the website, a process in which the Tenant User's activities related to rental terms and payments made through the website are listed in the form of a graph and reviews in real-time, covering the entire period from the creation of the user account on the website but independent of it.

Paid Services - paid services provided by Checkatenant Limited to the User, including, among others, posting Announcements or Announcement packages and paid Promotion Services.

Promotion Services - paid services for the promotion of Products.

Dispute - In the event of any irregularities related to the operation of the Service, including technical issues, the Property Owner or Tenant User can contact the Customer Support Service/Support Center to report the identification of any problems.

2.General Provisions

The terms and conditions for using the Website, including the rules for registration, posting Locations, and purchasing Paid Services, as well as matters related to payments and the complaint procedure, are provided in the Terms. Any person using the Service is required to familiarize themselves with the content of the Terms.

Visitors can only use limited functions of the Service, in accordance with the provisions of these Terms, while complying with the law and principles of integrity.

The content published in "Locations," regardless of its form, including text, graphics, and video materials, is protected under the Copyright Law, as subsequently amended, and is subject to other laws, including, but not limited to, applicable laws related to the intellectual and industrial pr operty rights of Checkatenant Limited, Users, and third parties. The use of this content in any manner is prohibited without the written consent of authorized individuals. Any aggregation and processing of data and other information available on the Websit e for further distribution to third parties on other websites and outside the Internet is also prohibited. Furthermore, the use of the Website and the trademarks of Website and the trademarks of www.checkatenant.co.ukwww.checkatenant.co.uk, including distinctive graphic , including distinctive graphic elements, is prohibited without the express and prior consent of Checkatenant elements, is prohibited without the express and prior consent of Checkatenant Limited. Possible actions within the Website:

The services of browsing the content of the Website, Account services, and posting Locations within the free limits are provided free of charge. Other services are provided in exchange for a fee.

The full use of the Website can be achieved through a device connected to the Internet that meets the following requirements:

  • Active internet connection that allows two-way communication through the HTTPS protocol.
  • An up-to-date web browser, properly installed and configured, supporting the HTML5 standard and Cascading Style Sheets (CSS3) technology, for example, Google Chrome, Mozilla Firefox, Opera, Microsoft Edge, Internet Explorer. Web browsers should operate with a minimum screen resolution of 1024x768 pixels.
  • JavaScript and cookies enabled (usually enabled by default in your browser).
  • For mobile devices: an original Android version of at least 7.0 or an original iOS version of at least 13.0, and the CHECKATENANT LIMITED application should be downloaded from an official store (e.g., App Store or Google Play). The Website may not display properly on televisions, Blackberry phones, and Windows phones.

Checkatenant Limited will make every effort to ensure the uninterrupted operation of the Website. To ensure high-quality services and efficient operation of the Service, Checkatenant Limited reserves the right to establish Service operating breaks during which certain Service functions and services provided may be limited or unavailable.

3.Creating an account

In order to achieve full functionality of the Service, a Visitor must register an Account and use the Service as an authenticated User. The Account provides the User with the ability to use, among other things, the following functions of the Website:

  • Publishing and managing Locations posted by the Property Owner User (Agency or Individual).
  • Tracking the Locations of other Tenant Users.
  • Managing payments and invoices related to services provided on the Website by Checkatenant Limited.
  • Sending and receiving invitations from Property Owner Users (Agency or Individual) and to other Tenant Users.
  • Viewing the Rental Score Report.
  • Ordering Promotion Services.

A User can only be a natural person with full legal capacity, a legal entity, or an entity without legal personality granted legal capacity by law. In the case of legal entities and entities without legal personality, only the person authorized to act on their behalf will create an Account on their behalf and carry out all activities on the Website. A User can have only one Account within the Service associated with a specific email address, with the note that a phone number is used for verification related to a single Account. A User may have only one account within the Service.

The Account registration is as follows:

  • Completing the form available on the Website and providing the required data, including your email address and a unique password or authentication code through an external service provider, such as Facebook, Google, or Apple.
  • Reviewing the Regulation and its annexes and accepting their provisions. Checkatenant Limited processes the personal data of Users, individuals acting on behalf of Users, and Visitors in accordance with the provisions of the Privacy Policy and the Cookie Applications Policy.
  • After completing the necessary data for registration, a confirmation regarding the Account Registration will be sent to the email address provided by the User, along with a link to activate the Account. Registration is completed when the User activates their Account. At this point in time, a service contract is concluded. If activation does not take place, the Account will not be activated. The User can re-register using the same email address.
  • The User will ensure that the data provided during the registration process and the use of the Service are true, correct, and up-to-date, and that they have the right to use this data. The User undertakes to update the data in case of any changes. Checkatenant Limited reserves the right to block an Account if the provided data do not meet the requirements mentioned above.

A person acting within the Website on behalf of a User who is a legal entity or an entity without legal personality, granted legal capacity by law, will ensure that they are properly authorized to act and carry out all activities on behalf of such a User within the Website.

The User undertakes to maintain the confidentiality of the Account access data and protect them against unauthorized third-party access. You will inform Checkatenant Limited in case you become aware of any unauthorized third-party access to the Account, and if possible, you will immediately change the data.

4.Account services contract

It ends for an indefinite period starting from the activation of the Account. The account services contract can be terminated by the User in accordance with the following rules:

  • The right to delete the Account will not affect the User's right to withdraw from the contract or terminate it, as provided by law and this Regulation;
  • Deleting an Account is possible by:
    • Selecting the appropriate option from the Account panel.
    • Sending a notification of deletion to the email address: info@checkatenant.co.uk
    • Sending a notification of deletion in writing to the physical address of Checkatenant Limited;
  • At the moment of the User's deletion of the Account, other contracts concluded between Checkatenant Limited and the User regarding the services provided on the Website will expire;
  • The termination of the account services contract will take effect from the moment it is carried out (for the future), which means that payments made by the User will not be refundable. Also, Checkatenant Limited will not be obliged to refund the equivalent of unused amounts within the Paid Services;
  • After the deletion of the Account or the termination of the Account contract, the User loses access to the information provided or generated during the use of the Service. Checkatenant Limited's right to terminate the contract with the User, in case the latter:
  • Has not accessed the Account for more than 60 months. In this case, the Administrator reserves the right to delete the respective Account, including all personal data stored in the Account, which means that the User can no longer access and use it. Informa tion regarding the termination of the contract will be sent to the User 30 days in advance, to the email address provided during Registration. The User will be able to express their willingness to continue using the Account through the function provided fo r this purpose, which requires the User to log in to the Account. Checkatenant Limited's right to terminate the contract in accordance with this provision does not limit the User's right to re register for the Service. However, Checkatenant Limited does not guarantee that the existing username associated with the Account will be available for use during the new registration;available for use during the new registration;
  • Despite notifications sent by Checkatenant Limited regarding the termination of actions or omissions that violate the provisions of the Regulation or the provisions of the generally applicable legislation, the User continues to act non compliant.
  • To ensure the proper functioning of the Service, the protection and security of the persons using it, Checkatenant Limited reserves the right to carry out additional checks on the validity and correctness of the data provided by the User and to request the User to confirm their identity, the information contained in the Announcement, or the information related to the Transaction, in the manner chosen by Checkatenant Limited. In case the verification of the User's data or identity is not successfully complet ed, Checkatenant Limited may suspend or block the operation of the Account in accordance with the rules defined in the terms.

Consumer Withdrawal

Within 30 days of entering into a contract with Checkatenant Limited, a consumer can withdraw from such a contract for a specific Service without providing any reason for this, by sending a notification to the email address: info@checkatenant.co.uk or in writing to the postal address of Checkatenant Limited. At the time of withdrawal from the Account Services contract, the other contracts concluded between

5.Publishing Products (Locations)

We, www.checkatenant.co.uk offers Users the opportunity to publish Products containing descriptions of a location. The publication of a location on the website by a User occurs after completing the appropriate form and subject to verification.

A Product published by a User within the Service is accessible to all Users of the Service. Along with the listing, a contact information form will be provided, allowing Tenant Users to contact the Property Owner User who published the listing and express their interest. Depending on the Property Owner User's preference, they can either agree or refuse the proposal to access the published product.

At the time of listing publication, the User grants www.checkatenant.co.uk a non-exclusive, unlimited territorial, and free license to record, reproduce, and distribute the entire listing or a portion of it for display within the Service, as well as for distribution to the partners of www.checkatenant.co.uk through whom the Service is promoted, as well as in any place on the internet, including search engines (such as Google) or social networks (such as Facebook). Granting this license is necessary for the full use of the Service. Due to the specific nature of the internet, www.checkatenant.co.uk does not have full control over the distribution of content published or transmitted through the Service's functions to other Users and does not assume responsibility in this regard on behalf of third parties, especially in the case of copying and distributing listings by individuals and portals unrelated to the Service.

The content of each listing will meet the requirements outlined in this Regulation, including being real, unambiguous, easy to understand, and meeting the technical requirements specified by the Administrator. Users have the freedom to determine the content of the listing within legal limits and in accordance with the following requirements:

  • The listing will be drafted in English and will not contain words commonly considered vulgar or offensive. The listing can also be drafted in a foreign language.
  • The User will select an appropriate Category and sub category for the subject of the listing.
  • The User will indicate the total price in British Pounds (specifying the VAT value, if applicable) and mention, where possible, whether the price is negotiable or if the Product is offered for free or in exchange for another good or service.
  • The content of the listing must include a clear, accurate, and complete description of the Product, including real information that is not misleading about its characteristics. Transmitting this information outside the Service is prohibited.
  • The subject of the listing can only be a good in the possession or ownership of the User, located in England (except for listings in the International Properties sub category).
  • A listing may concern only one Product.
  • The content of the listing cannot include information such as promotional and advertising content, website addresses, and other elements that direct Users to services similar to those provided by www.checkatenant.co.uk (i.e., services for publishing offers or listings from internet users).

If a User posts a listing in the wrong category, www.checkatenant.co.uk has the right to change the Category, but if such a change would result in the listing being posted outside the Limits, the listing will be disabled.

The subject of the listing cannot be:

  • A search for Products (except for listings in Product / Location categories).
  • Offers of meetings, of a matrimonial or sexual nature.
  • Prohibited products and goods, to the extent their sale is prohibited by applicable law, goods obtained through theft, or goods subject to ongoing judicial or administrative procedures or part of a bankruptcy or insolvency estate.

Posting a listing on the website is done by the User through:

  • Clicking on the "Add location" section or a similar section.
  • Making a payment (for Paid listings).

The display of a listing within the Service begins after its publication (publication is subject to payment for Paid listings) and lasts for an additional 30 days, but no later than the date when one of the following circumstances occurs:

  • The User has rented the location.
  • The User has deleted the listing.
  • The listing's validity period has expired.

In the event that www.checkatenant.co.uk finds circumstances that do not comply with the principles set out in this Regulation, it has the right to delete the listing.

During the period of listing publication within the Service, the User can modify the content of the listing and some of its parameters and can delete the listing. Within three days before the end of the listing display period and up to the date of the end of the listing display period, the User can extend the listing display, but the extension will be subject to payment in the Paid listings Categories and in case of exceeding limits in a certain category.

The ability to modify the content of the listing does not apply to changes in price or other parameters of the published listing aimed at avoiding payment of amounts due to www.checkatenant.co.uk for the services provided within the Service or refunding funds, in the cases provided for in this Regulation.

After the end of the listing display period, regardless of the reason, the listing is archived in the respective Account files, where it is available to Users for a period of 12 months, unless Users themselves delete the archived listing before the expiration of this period. Users must archive the content of the listing, as well as information regarding the completed Transactions.

Free publication

When creating a user account, the first listing can be free, without any payment costs, depending on the offer available on the website provided by www.checkatenant.co.uk in the Rates and Payment Terms section.

Paid Listings

The user can post a Paid Listing on the website after purchasing one of the following options:

  • A single Listing, in accordance with the corresponding price list for a specific Category.
  • A package of Listings available as part of the offer on the website in the Rates and Payment Terms section.

Purchasing a package of Listings or a single Listing can be done by using the respective form available on the website.

The activation of a Paid Listing within the Service will occur after the payment is reflected in the www.checkatenant.co.uk account.

The Listing packages also include the Paid Services as outlined in the Rates and Payment Terms section.

Advertisement Promotion Services

To increase the visibility of the Listings, Users can opt for paid Promotion Services, in the form of Listings Promotion, Homepage Promotion, and Paid Refresh.

The User can use any Promotion Services at the time of listing publication or during its display.

Promotion Services and their associated packages are provided for a single Listing, which means that it is not possible to use a package of Promotion Services for different Listings.

Promotion Services are also available in bundles of such services. The activation of Promotion Service packages occurs when you start using the Promotion Services included in the package. The rules regarding the Promotion Services included in the package remain unchanged.

www.checkatenant.co.uk is not responsible for the effectiveness of the Promotion Services, which are understood to represent a real increase in interest in a Listing or the Product offered through it.

Distribution of the Invitation

The Property Owner and Tenant Users will be connected through a link generated by the website, from the Property Owner's user account. Using this link, the Property Owner will invite the Tenant User to access the public data of the location posted in a Listing. Through mutual acceptance of becoming common parties in using the data and terms set for each location posted in a listing, users will have access to certain common public information about the location description and the history of users in using the www.checkatenant.co.uk platform.

Rent payment

After the monthly rent payment is made by the Tenant User, the website will record the payment date and automatically generate it in the shared calendar between the Users for the purpose of generating the rental score report. The Tenant User is directly responsible for accessing the platform in the "rent payment" section.

Rental Score Report

www.checkatenant.co.uk generates a report in the Tenant User's account, which can be made available to the Property Owner only in case the Tenant User has an existing account following access to at least one previous location.

The Rental Score Report is automatically generated by www.checkatenant.co.uk on a monthly, real-time, or annual basis.

Within the Service, there is an evaluation system that allows the Property Owner to provide other Property Owners with a subjective assessment of the experience with a Tenant User. The experience is assessed, in particular, based on factors such as monthly rent payment timeliness, punctuality, the presence of a clear and serious description of the Property, communication between Users, responsiveness, etc. The basis of the evaluation is the contact between Users, in any form, exclusively involving the actual conclusion of a transaction, referring to a location:

  • Evaluation is carried out in the manner, form, terms, and categories indicated on the Website.
  • The evaluation (rating) will be presented and displayed on the Website on a scale from 5 to 10 (with one decimal place), based on the average of all evaluations issued by Users.
  • Descriptive feedback (feedback) will be visible only to the User being evaluated, displayed in their account. Additionally, it will have an auxiliary role for the limited verification by the Administrator of User actions.
  • If more than one evaluation is given to a User, all evaluations will be included in the average rating calculated for that User.

The evaluation may not contradict the provisions of this document and legal regulations, and in particular, it must not contain:

  • Vulgar words, obscene content, pornographic content, or content that incites hatred, racism, xenophobia, and conflicts between nations.
  • Web addresses or links to other websites.
  • Advertising content, other commercial content.
  • Data of Users or other individuals, especially: names, place of residence, phone number or email address, bank account number.
  • Content that violates the rights of third parties, including intellectual property rights, good manners, personal rights, or the reputation of other Users or third parties.
  • Content that is the result of an agreement with other Users or third parties to influence the accuracy and transparency of the evaluation.
  • False content, defamatory content, or unfair competition practices.

Checkatenant Limited reserves the right to exclude certain evaluations from a User's average rating or to delete an evaluation, in whole or in part, when an evaluation or feedback:

  • Refers to a User other than the one being evaluated.
  • Is issued by a User for themselves.
  • Is issued by employees, relatives, or affiliates of the User being evaluated.
  • Is issued as a result of contact with the User made solely for the purpose of issuing a rating and evaluation (for example, to artificially raise or lower the User's credibility).
  • Is issued from an account created based on a temporary email address.
  • Is made in a way that indicates automated exposure or through solutions that avoid network traffic analysis.
  • Violates the Terms of Use in any other way.

For the purpose of evaluation, at the time of issuance, the User grants the Administrator an exclusive, territorially limited, and fee-free right to use and make available to the public, in accordance with the provisions of this document.

The Property Owner is directly responsible for the reference they provide.

The Property Owner is responsible for the fact that any information published about the Tenant User may affect their right to rent a future location.

6.Payment conditions

The user will be informed, visibly, on the Website about the current price of the selected Paid Services each time. All prices indicated on the Website or in the price lists included in the Terms and Conditions of payment are gross prices (including Value Added Tax, i.e., VAT) expressed in British Pounds.

Payments within the Service are made in advance, in the total amount required for a particular Paid Service, before its provision begins, using the payment methods provided by www.checkatenant.co.uk.

In the case of advance payments, the provision of the Paid Service will not begin before the payment for that Paid Service has been credited in full to the account of Checkatenant Limited. In the case of payments made by Bank Transfer, www.checkatenant.co.uk will deliver the service within 24-72 hours from the moment the payment is confirmed by the payment service provider.

The selling prices displayed are in British Pounds and include Value Added Tax (VAT).

The user, at their discretion, may make the payment using one of the payment methods available in accordance with the information provided during the selection process of the respective service.

The use of any of the payment methods will require the establishment of a separate legal relationship with the respective payment service provider and the acceptance of its Regulations and Privacy Policies. www.checkatenant.co.uk is not a party to such a relationship and cannot intervene in its content or implementation. In the event of any payment-related issues, the user should contact the relevant payment operator to clarify any doubts or file a complaint. In exceptional cases and within the technical and organizational possibilities, www.checkatenant.co.uk will assist the user in resolving the issue. www.checkatenant.co.uk does not assume responsibility for payment services provided by an external service provider.

The provision of services to the user by www.checkatenant.co.uk is documented through invoices issued by the Administrator in accordance with applicable regulations.

In the case of Paid Services that have been provided or advance payments received from users, the Administrator issues invoices by the 15th day of the month following the month in which the Paid Services were provided or an advance payment was received, at the latest.

Once an invoice has been issued, any changes to the billing information (client details) that were initially provided by the user will result in the cancellation of the initial invoice and the issuance of a new invoice with the updated user details. This can only be requested by the user if each individual invoice exceeds the value of 100 British Pounds and only within 30 days from the date of the initial invoice.

The invoice correction procedure will be accepted by the Administrator only if the VAT treatment of the transaction remains the same based on the client's status (e.g., both the initial client and the new client are either individuals or legal entities that are not registered for VAT purposes, or both are entities registered for VAT purposes in England, or both are foreign entities registered for VAT purposes in other countries). To avoid any doubt and by way of example, the Administrator will not issue new invoices:

  • from an initial individual client to a new legal entity client or vice versa;
  • from an initial British legal entity client to a legal entity of another country as the new client.

The user is obliged to update the data recorded in the Account necessary for the issuance of the invoice by the Service Provider immediately after any changes occur.

The default method of issuing invoices available to users is in electronic form. Accepting the Regulations also constitutes acceptance of the issuance (provision) of invoices in electronic form in accordance with applicable legal provisions and the meaning of the Regulations.

Subject to the conditions set forth in these Regulations, www.checkatenant.co.uk provides users with invoices in electronic form, guaranteeing the authenticity of their origin, the integrity of their content, and their legality, especially through storage in PDF format and making them available to the user in their Account, enabling the user to view and download them. The user who receives invoices in electronic form is obliged to download and save them themselves. The user can view and download the issued invoices from their Account, logging into the Website using only a computer or laptop.

A user who wishes to receive a printed invoice may opt for this option by submitting an explicit request to the contact address: info@checkatenant.co.uk.

In the event of early termination of the display of the Announcement due to the deletion of the Announcement by the User or if the Product has been sold or the User has changed the subject of the Announcement in such a way that it indicates that it refers to a different Product than initially referred to, the cost charged for the publication of the Announcement and for the Paid Services related to it, for the unused period, will not be refunded.

Announcements that are illegal or violate the provisions of the Regulations, especially those added in an incorrect category, which are similar or duplicated, which are repeated many times (spam), considered offensive, contain pornographic or erotic content, content that can be interpreted as promoting sexual or erotic activities in exchange for money, constitute an attempt at fraud, or violate any copyright, will be deleted, and the commission previously charged for the subject of the Announcement and the Paid Services related to that Announcement will be refunded to the user's account for the use of services within the Service within 90 Days from the time the Announcement is deleted. In the event that an Announcement is deleted after it has been placed in the Service, the user is obliged to pay for the services provided until the Announcement is deleted from the Service. At the same time, in the case of a payment made by SMS, the Service will deduct the commission charged by the SMS payment service operator for the activation of the Announcement.

7.Actions of users that are illegal or incompatible with the regulations

The user has the right to use the Service in accordance with its purpose, within the limits set by the law and best practices, while respecting the rights and interests of other Users and third parties. In particular, the User undertakes:

  • Not to take actions that could interfere with the proper functioning of the Service, including not interfering with the content of the Service, the Account, or the Accounts of other Users or with the IT elements of the Service.
  • Not to engage in illegal activities, including transmitting or publishing through the Service's features content that violates the law, personal rights, content that contains or distributes child pornography or terrorism materials, and content that violate s the intellectual property rights of third parties, as well as content with a discriminatory or racist nature.
  • Not to perform, using the features of the Website, rental or sale (and not to take other actions with a similar effect) of prohibited or conditionally permitted Products and services and not to market them without fulfilling the conditions imposed by the a dministrator. It is also prohibited to market products prohibited by law, products resulting from the commission of any crime, including, but not limited to goods obtained through theft, robbery, fraud, or products subject to litigation, subject to forced execution, or included in estates subject to bankruptcy or reorganization procedures.
  • Not to mislead Users of the Service or www.checkatenant.co.uk , for example, by providing false information about the Product or by concealing relevant information.
  • To refrain from acting in bad faith and from abusing the functions of the Service by using the Service contrary to its purpose and contrary to the Regulations.

The User is obligated to comply with the provisions of the Regulations at each stage of using the Service and in connection with each function offered, including in the case of publishing Announcements and sending messages to other Users.

The publication or transmission of any content on the Website is done automatically, using the Website's interface, and without the participation of www.checkatenant.co.uk. The administrator does not automatically verify all content transmitted through the Website's features.

In the event of changes to the content of an Announcement made by the User after its publication within the Service, www.checkatenant.co.uk reserves the right to edit content that does not comply with the Regulations or to delete the Announcement.

Each person using the Service has the right and the possibility to report to Checkatenant Limited any content that is illegal or contrary to the Regulations, via the email address info@checkatenant.co.uk. To the extent possible, the person making the report will provide all the necessary data for Checkatenant Limited to identify the non-compliant content, including the Announcement identification number and the reasons for considering the content to be illegal or contrary to the Regulations, and, at their discretion, contact details.

As a result of finding a breach of any of the provisions of this document by any of the Announcements published on the Website, Checkatenant Limited may:

  • Immediately block the respective content, in particular, the Announcement, as well as all related promotion services. In the event of blocking, the content will not be visible or available to persons using the Service.
  • Take appropriate verification measures to determine the circumstances of the case, acting proportionally and reasonably, including, for example, by contacting the person who reported, the author of the content, the competent authority, or an external consu ltant.
  • Notify Users, at the latest when the blocking becomes effective, in the form of an email, about the reasons for the refusal, indicating the blocked content, the reasons for the blocking decision (including the content of abuse reports after anonymization, if required by law), with reference to the legal or contractual provisions violated.
  • The provisions of the above clause do not apply if the notification of a competent public authority, mandatory legal provisions, or the need to protect Users result in the obligation not to disclose the information mentioned in this point.

Professional Users have the opportunity to contest the decision regarding the blocking of content sent or published by them using the functionality of the www.checkatenant.co.uk Page, by sending an objection to the Administrator, providing information about the blocked content. The provisions governing the complaint procedure apply accordingly.

If the mentioned objection is well-founded or if the circumstances that indicated the illegality or non-compliance of the blocked content with the provisions of this Regulation have ceased to exist:

  • The blocked content is restored, by making it available to the User by the Administrator, in the form of a profitable copy of the Announcement or a message available in the Account. The User may decide whether to publish or transmit the Announcement throug h the Website.
  • If the blocked Announcement was covered by one of the Paid Services, the fee charged for publishing the Announcement and providing the Paid Services associated with the Announcement will be returned to the Professional User's account, in an amount proporti onal to the period during which the Service was not provided, within 90 days from the deletion of the Announcement. At the User's request, the fee can be refunded in cash, directly to the bank account from which the payment was made or in accordance with t he payment method used, with a refund period of up to 14 working days.

Checkatenant Limited has the right to delete any Announcement or block accounts if there is suspicion that, through the published Announcements or created accounts, harm has been or may be caused to the security of the activities of other Users of the service. Also, the Administrator has the right to delete the Announcement or block the account if the Announcement negatively affects the reputation of the Administrator or is otherwise harmful to the Administrator.

Checkatenant Limited reserves the right to refuse to create an account or to block an already created account if, from the legitimate checks of the Administrator, it results that the User or the User's representative has caused or may cause financial damage to the Administrator.

In the case of a serious violation of the law through the use of the Service, as well as a serious or repeated violation of the Regulations, especially in the case of repeated attempts to publish or disseminate illegal content by a specific User or by different Users acting together or under an agreement, including the use of multiple Accounts, in accordance with the principle of proportionality and the principle of freedom of movement, Checkatenant Limited may temporarily or permanently suspend or block the Account or Accounts, which will be equivalent to a suspension or block of service provision, taking into account the following rules:

  • The suspension of the Account means the temporary suspension of its operation. The User whose Account has been suspended loses the ability to actively use the Service, which means that they cannot send messages through the chat function and cannot publish Announcements. However, they can view the Service, the published Announcements, and the User must contact the Customer Service/Support Center at the following email address info@checkatenant.co.uk
  • Blocking an Account implies the User's loss of the ability to log into the Account. The User will be informed in case of suspension or blocking of certain content, at the latest when the suspension/blocking becomes effective, in the form of an email, indicating the suspended/blocked content, the reasons for the suspension/blocking decision, as well as the legal or contractual provisions the suspension/blocking decision, as well as the legal or contractual provisions violated.violated.

8.Submission and resulution of complaints and reports (Dispute)

In case of any irregularities related to the operation of the Service, including technical issues, the User (Landlord or Tenant) should first contact the Customer Support Service/Support Center at info@checkatenant.co.uk, providing the necessary information to identify the problem.

Checkatenant Limited makes every effort to provide services of the highest quality. Regardless of the above, the User has the right to file a complaint, free of charge, regarding the lack of performance or inadequate performance of the services provided by www.checkatenat.co.uk, based on the Regulations.

Users also have the option to report to the Administrator at any time any complaints and/or reports regarding activities that appear to be illegal carried out by a User of the Website or regarding information that appears to be illegal provided by a User of the Website, of which they are aware.

Complaints and/or reports submitted to the Administrator will include the User's identification data, the identification number of the Announcement subject to the complaint (if the complaint or report concerns a specific Announcement), as well as any other data and documents necessary for the Administrator to identify the reported event and/or the complained Announcement (as applicable), and a detailed description of the reason for submitting the complaint/report, so that the Provider can resolve it as soon as possible.

Complaints/reports will be analyzed and will receive a response within a maximum of 30 calendar days from their receipt by the Administrator if they were accompanied by a complete set of data necessary for the identification of the User, the Announcement, and/or the issue. In the event that the petitioner has not provided the Administrator with all the necessary information to identify the reported issues and resolve the respective complaint/report, they will be informed by the Administrator about the missing information, and the aforementioned resolution period will be extended accordingly.

9.Final provisions

Checkatenant Limited reserves the right to modify the Regulations, subject to the following rules:

  • Changes to the Regulations can be made for organizational, legal, or technical reasons, and these changes may also involve modifications to costs, price lists, and the Terms and Conditions applicable to Paid Services. The User will be informed of any such changes by posting the information on the Service's page, which will be visible after correctly logging into the Account. Checkatenant Limited can modify the Regulations without any notification, including with immediate effect, in case:

  • It needs, exceptionally, to modify the Regulations in order to combat an unforeseen and immediate threat related to the protection of online services, mediation, or the protection of Users against fraud, malware, spam, personal data security breaches, or o ther cybersecurity threats.

The User who does not accept the content of the changes to the Regulations has the right to terminate the contract regarding the Account Service at any time.

In order to develop the Service, www.checkatenent.co.uk may introduce new services and features, which may be preceded by product testing, without affecting the rights acquired by Users.

The rights and obligations of the parties mentioned in this Regulation, as well as all legal effects produced by this document, are governed by the current English law.

All disputes regarding the services provided by www.checkatenent.co.uk within the Service will be submitted to the competent common law courts of England.
